Lease terms

The following are the proposed lease terms for the rental of the single-family home located at 452 Cranbury Rd, East Brunswick, New Jersey. 1. Rent Monthly rent shall be $3,026 per month. Rent is due on the 1st day of each month unless otherwise stated in the final written lease. 2. Lease Term The lease term shall be for 12 months, beginning on [Start Date] and ending on [End Date], unless renewed, extended, or terminated in accordance with the written lease and applicable law. 3. Move-In Funds Due at Lease Signing The following funds shall be due at lease signing and prior to occupancy: First month's rent: $3,026 Last month's rent: $3,026 Security deposit: $4,539 Total due at signing: $10,591 All move-in funds must be paid by certified funds, money order, cashier's check, wire transfer, or another payment method approved by landlord. 4. Security Deposit The security deposit shall be $4,539, equal to one and one-half months' rent. The security deposit shall be handled in accordance with New Jersey law. The security deposit may not be used as rent unless permitted by law or agreed to in writing by landlord. 5. Last Month's Rent The last month's rent payment of $3,026 shall be treated as prepaid rent for the final month of the lease term, and not as an additional security deposit. The last month's rent shall be applied to the final month of the lease, provided tenant has complied with the lease and does not vacate early or remain in possession beyond the lease term without written approval. 6. Utilities The landlord shall be responsible for payment of: Water The tenant shall be responsible for payment of: Gas Electric Cable/internet Telephone Any other utilities, services, or usage charges not expressly listed as landlord's responsibility Tenant shall place gas and electric accounts in tenant's name prior to occupancy, if permitted by the utility providers. 7. No Smoking Smoking is strictly prohibited inside the home, garage, basement, enclosed areas, and on the premises unless otherwise stated in writing by landlord. This includes cigarettes, cigars, vaping, marijuana, cannabis products, hookah, and any other smoking or smoke-producing products. 8. No Pets No pets are permitted on the property at any time without prior written consent from landlord. This includes dogs, cats, birds, reptiles, fish tanks, and any other animals. This restriction does not apply to legally required service animals or assistance animals where required by applicable law. 9. Occupancy The property shall be used only as a private residential dwelling. Occupancy is limited to the approved tenant(s) and approved occupants listed in the lease. No additional occupants may reside at the property without prior written approval from landlord. 10. Maintenance and Cleanliness Tenant shall maintain the property in a clean, safe, and sanitary condition. Tenant is responsible for ordinary day-to-day upkeep and for damage caused by tenant, tenant's household members, guests, or invitees beyond normal wear and tear. 11. Lawn, Snow, and Exterior Care Unless otherwise agreed in writing, tenant shall be responsible for routine lawn care, snow removal, trash/recycling compliance, and maintaining the exterior areas in a neat condition. If landlord will handle lawn care or snow removal, this should be changed before signing. 12. Trash and Recycling Tenant shall comply with all applicable municipal trash, recycling, bulk pickup, and sanitation rules. 13. Renter's Insurance Tenant shall obtain and maintain renter's insurance during the lease term and provide proof of coverage prior to move-in. 14. Late Fees Rent is due on the 1st day of each month. Any late fee, grace period, or returned-payment charge shall be stated in the final written lease and must comply with applicable New Jersey law. 15. Application and Screening Final approval is subject to completed application, satisfactory credit/background screening, proof of income, rental history, references, and landlord approval. 16. Landlord Approval All lease terms are subject to final landlord approval. No tenancy is created until a written lease is signed by all parties and all required move-in funds have been paid.
