Tenant Screening Criteria (Washington State Disclosure RCW 59.18.257) Before obtaining screening information, the following criteria are disclosed: Screening Information Reviewed: For each applicant age 18 or older, we will review credit history and score, rental and eviction history, employment and income verification, criminal background, and public records. Screening reports are obtained through Zillow's application and screening service. Income Requirement: Verifiable gross monthly household income of at least 3 times the monthly rent. Credit Criteria: Preferred minimum credit score of 680+. No outstanding rental collections or unpaid landlord debts. Bankruptcies must be discharged. Rental History: No evictions within the past 5 years. Positive rental references. No unpaid balances owed to previous landlords. Criminal History: Criminal history is evaluated on an individualized basis consistent with Washington State and fair housing laws. Denial is not automatic and will consider the nature, severity, and recency of any offense. Reusable Tenant Screening Reports: We will not accept comprehensive reusable tenant screening reports. Adverse Action Notice: If an application is denied based on information from a consumer report, the applicant will receive notice and may obtain a free copy of the report and dispute inaccuracies directly with the screening provider. Application screening fees are processed through Zillow.
