Lease terms

Renters must have a household income of $6300 a month and a credit score of 705 or higher. Renters pay for water, sewer/garbage, electricity, gas, and internet (Check AI for total cost). Security deposit is $2100. Rent ($2100) is due on or before the 1st of every month. There is no grace period. A late fee of $40 will be charged for late or returned payments plus $10 a day until full rent is paid. No smoking even outside. No pets. Do not disturb quiet neighbors with loud music or noise. Occupancy is limited to no more than two people per bedroom (4 occupants total). An 18-month lease would be ideal, but that is flexible. Mailboxes are at the end of the cul-de-sac. No drug dealers or manufacturers. Cars and other vehicles parked in the driveway or curbside must be operable and in good condition. No parking on lawn. I have my own lease agreement for you to complete and sign when you see the house in a group tour and decide you want it. A $35 fee for background checks for each occupant over the age of 18 will be due at that time.
