Landlord will check: Criminal history Previous rental history Current income Credit history Failure to provide accurate or complete information on the application form. Upon request the landlord shall make available to the applicant a printed notice of the landlord's tenant selection criteria and the grounds for which the rental application may be denied. The applicant must then sign and return the notice before an applicant is considered. Regarding service animals and pets: This house is a smoke-free and pet-free residence with updated finishes. Animal exceptions are made for legally recognized service animals trained to perform specific tasks in compliance with the new American with Disabilities Act (ADA) and HUD Guidelines. In accordance with new May 2026 HUD guidance, untrained emotional support or companionship animals do not qualify for a waiver of this policy. All applicants requesting a disability-related accommodation for an animal should review the new HUD guidance and provide adequate documentation during the application process to support any requests. Tenants are fully liable for any physical damage caused by service animals. Please note: This house has artificial turf in the backyard. Tenants with service animals: beware that if the animal defecates or urinates on the turf, it must be cleaned and hosed down immediately and properly, otherwise the smell from under the turf will get unbearable. If this happens, the tenant will be responsible for the cost of changing the turf and clean-up.
