Lease terms

12-month lease preferred. Tenant is responsible for all utilities, including electricity, water, gas (if applicable), trash, and internet/cable. Renters insurance is required prior to move-in. Security deposit is due upon lease signing. Application required for all occupants 18+ with background, credit, and income verification. Minimum income requirements apply (typically 2.5 3x monthly rent). No smoking allowed inside the property. Pet policy to be determined (include pet deposit/fees if applicable). Property must be maintained in good condition, and tenant is responsible for basic upkeep, including lawn care unless otherwise specified. First month's rent and security deposit due prior to move-in.
