# Proposed Lease Terms 45049 Challenge Common #402, Fremont, CA ## Monthly Rent * **Rent $4,400 per month * Rent due on the **1st of each month** * Late fee applies after any legally required grace period, as permitted by California law. ## Lease Term * **12-month lease preferred** * Longer lease terms (18 24 months) may be considered. * No short-term rentals or subleasing without written approval. ## Security Deposit * **One month's rent ($4,400)** due at lease signing. ## Occupancy * Maximum occupancy in accordance with California law and HOA requirements. * Only individuals listed on the lease may reside in the property. ## Utilities Tenant is responsible for: * Electricity * Gas * Internet/Cable * Water/Sewer * Trash Owner is responsible for: * HOA dues * Solar system ownership and maintenance ## Smoking * **No smoking or vaping** inside the home, on the balcony, in the garage, or anywhere prohibited by the HOA, including marijuana and e-cigarettes. ## Parking * Detached two-car garage included. * Additional parking must comply with HOA regulations. ## Maintenance Tenant agrees to: * Keep the property clean and in good condition. * Replace HVAC filters as recommended. * Promptly report maintenance issues. * Be responsible for damage beyond normal wear and tear.
