Lease Terms: Special consideration for 24 months (with 5% rent increase for year 2) Parking available for $150 per month and storage included First month's rent to secure lease and security deposit ($2000) due at move in Pet rent of $50/M; pets under 25lbs (subject to landlord approval) . Non-refundable move in fee-$250 Income, Credit and Employment information required may include: Proof of verifiable employment and / or verifiable source of income Adequate gross income to rent ratio generally 3X rent in monthly income No excessive debt which may impact applicant(s) ability to pay rent Good credit history free of negative credit issues which may indicate an applicant is high-risk and / or indicates a pattern of payment delinquency generally a score of 680+ but will consider mitigating factors or additional deposit Court Records, Rental History: History of criminal activity (arrests and / or convictions by any occupant, adult or minor) which could negatively affect tenancy Rental history information required If applicant has prior rental experience, good references from prior landlord(s), otherwise provide alternate references No prior evictions on applicant(s) record Miscellaneous rules and preferences: Pets accepted on a case-by-case basis Tenant responsible for professional move-out cleaning. This is a NO SMOKING property. Prefer shoe-free policy in home. Tenant responsible for electricity and water Tenant to comply with community rules and regulations. Generally required information may include: Positive Government Issued ID Fully completed application for every occupant 18 years and older Applicant(s) able to pay complete deposit and rent deposit at time of lease signing proof of funds available may be required with signed Intent to Lease and Deposit. Proof of adequate income which could include any of the following: o Most recent paycheck stub o Tax return copies for self-employed applicants o Copies of deposit slips, investment earnings documents or Social Security earnings for retired applicants Any additional sources of income, i.e. child or spousal support, trust fund income
