APPLICATION AND BACKGROUND CHECK PRIOR TO VIEWING. PLEASE Smoking Policy: Absolutely no smoking is permitted inside the property. If evidence of smoking inside the property is found, the full deposit will be withheld at the end of the lease. Lease Duration: The initial lease term is 6 to 12 months, with the option to extend to 1 year upon mutual agreement between the landlord and tenant. Security Deposit: A security deposit equivalent to one month's rent is required at the start of the lease term. This deposit will be held in accordance with regulations and returned, less any deductions for damages, upon termination of the lease. Lawn and Yard Maintenance: The tenant will be responsible for lawn mowing and general landscaping upkeep, including winter snow removal in the driveway and fall leaf clearing. Utilities: The tenant is responsible for electricity and gas services. The tenant must set up and maintain electricity and gas accounts in their name and pay all associated bills promptly. Maintenance and Repairs: Tenants are required to promptly report any maintenance issues, and the landlord will address them promptly. Alterations and Modifications: Tenant alterations or modifications to the property require landlord pre-approval. Renewal and Termination: Renewal and termination procedures, including notice requirements, will be outlined in a separate agreement. Rent Payment: Rent is due on the 1st of each month. A late fee of $ 100 will apply to overdue rent after 3 days. Property Entry: The landlord may enter the property for inspections and repairs with at least 24 hours' notice. The notice period does not apply to emergencies that could damage the property. Subletting and Assignment: Subletting or assignment of the lease is permitted only with the landlord's pre-approval and under specified conditions. Tenant Responsibilities: Tenants are responsible for maintaining the property, reporting damages, and adhering to community rules and regulations. Insurance: Tenants must obtain renters' insurance and provide proof of coverage to the landlord. Emergency Contact: Emergency contact information for both parties will be provided for urgent situations. Legal Compliance: Both parties must adhere to all local, state, and federal laws and regulations. Notices: Official notices will be delivered via email or mail as agreed upon by both parties. Hold Harmless Clause: A hold harmless clause protects the landlord from liability for tenant actions or accidents on the property. Abandonment and early termination procedures and penalties will be outlined in the lease.
