LEASE TERMS & RENTAL CRITERIA Rent: $4,200 per month Lease Term: Minimum 12-month lease required. Move-In Costs: First month's rent ($4,200) and security deposit ($4,200) due at lease signing. Utilities: Tenant is responsible for all utilities, including electricity, natural gas, garbage, internet, cable, and any other utility services. Water and sewer service are included in the rent and paid through HOA dues. Pets: Up to two (2) dogs are permitted with landlord approval. Dogs must be under 75 pounds each. A refundable pet deposit of $250 and pet rent of $50 per month per approved pet will apply. No puppies under one year of age. Smoking: No smoking or vaping permitted inside the home, garage, or any enclosed structure on the property. Renter's Insurance: Required for the duration of the tenancy. Septic System: The property is served by a septic system. Tenants must follow all septic system guidelines, including flushing only toilet paper. No wipes (including "flushable" wipes), feminine hygiene products, paper towels, grease, oils, chemicals, medications, or other non-approved items may be introduced into the system. Tenants will be responsible for damages caused by misuse of the septic system. APPLICATION & SCREENING CRITERIA All applicants 18 years of age or older must submit a completed application and pass screening requirements. Screening may include, but is not limited to: Credit history and credit score Employment verification Income verification Rental history verification Eviction history Identity verification Background screening as permitted by applicable law Minimum Qualification Standards: Minimum credit score of 700 Verifiable gross household income of at least three (3) times the monthly rent ($12,600 per month) Positive rental history and references No outstanding landlord collections No unpaid eviction judgments Applicants may be required to provide pay stubs, W-2s, tax returns, bank statements, employment verification, government-issued identification, and other supporting documentation. A portable reusable tenant screening report will be accepted in accordance with Washington law; however, the landlord reserves the right to require additional information or verification as permitted by law.
