Lease terms

Security Deposit: 2x monthly rent Renters Insurance: Required for the full lease term; proof of coverage must be provided to the landlord prior to move-in and kept current. Utilities: Electricity and Water bills vary by usage and will be paid monthly to the landlord. No set up fee required. HOA: HOA fees are included in the rent. Tenant must review and strictly abide by all Westport Community Association Rules & Regulations. Pets: No pets of any kind. Smoking: No smoking of any substance (including tobacco, vaping, or cannabis) is permitted on the premises. Illegal Drugs: No use, possession, manufacturing, production, or cultivation of any illegal drugs or controlled substances is permitted on the premises. Parking: Two permanent tenant parking passes and one daily guest pass are included. Internet: Unlimited 5G Wi-Fi internet is included. House Cleaning: A monthly professional house cleaner is required and provided by the landlord to maintain the property; scheduling will be coordinated with the tenant. Use of Premises: Property may be used only as a private dwelling. Prohibited Uses: No childcare/daycare, manufacturing, or animal housing/boarding/fostering businesses are permitted. Occupancy: Maximum permanent occupancy is 5 persons. Occasional temporary guests may bring the total above 5 for no more than 8 continuous hours. A complete tenant screening required including, but not limited to: identity verification, income and employment verification, criminal background check, rental history check, and credit check.
