Lease Overview & House Guidelines We want to ensure a comfortable and positive living environment for all our residents. Please take a moment to review our standard lease terms and policies: Financials & Utilities Rent Payments: Rent is due on the 1st of each month. Move-in Requirements: In addition to the security deposit, the last month's rent is required at the time of lease signing. Utilities: Tenants are responsible for all utilities, including water, gas, and electricity, and are expected to have these accounts transferred into their name prior to move-in. Flexibility & Living Policies Furnishing Options: While our standard offering is for an unfurnished home, we are happy to provide the house furnished if requested by the renter. Please inquire for pricing and details regarding this option. Smoke-Free Environment: To ensure the quality and health of the home, no smoking of any kind is permitted inside the property or on the immediate premises. Maintenance & Care: Residents are expected to keep the home in good condition. We ask that you promptly report any maintenance needs so we can address them before they become larger issues. Occupancy & Guests: The property is for residential use only. Guests staying for more than 14 consecutive days require prior written approval from the landlord. Alterations: We ask that you do not make any permanent modifications to the property (such as painting, installing shelving, or changing fixtures) without receiving written consent from the landlord first.
