Lease terms

- Lease Term equals to 1 Year - Rent is due by 1st day of the Month via Zelle or Bank Transfer. - Late Fee equals to $40 if not paid by the 3rd of the Month. - Security Deposit equals to 1x the Monthly Rent and returned on the last day of your Lease (after inspecting the rental for handover) if not renewing. - Landlord is responsible for Water, Trash & Sewer - Landlord is responsible for Wifi - Tenant is responsible for Electricity - Tenant is responsible for Front Lawn and Backyard Maintenance. Failure to maintain, will require Tenant to pay any HOA fees. - Tenant must keep property clean and notify landlord of issues promptly - Tenant responsible for damages caused by negligence - Landlord responsible for major repairs (plumbing, electrical, etc. - Occupancy is equal to only the occupants listed - Tenants are allowed to have pets. No more than 2 pets at a time. - Tenants are not allowed to smoke in the home. - Landlord may enter with [24 48 hours] notice for: Repairs, Inspections, Emergencies (no notice required) - Tenant may not: Paint, Install fixtures, Modify property, Without written permission. - Subleasing is not available. - Failure to: Pay rent, Follow lease terms. May result in: Late fees, Termination of lease, Legal eviction process. - Tenant must: Return keys, Clean property, Remove all belongings. - Tenant may terminate this Lease early only with written notice of at least [60] days and payment of an early termination fee equal to [remaining months rent based on contract]. Tenant remains responsible for rent and utilities until the termination date. - Tenant shall maintain renters insurance throughout the lease term with a minimum liability coverage of $[100,000 or more]. Proof of insurance must be provided prior to move-in and upon renewal. Failure to maintain coverage is a lease violation. - Tenant agrees to comply with all applicable Homeowners Association (HOA) rules, regulations, and bylaws.
