When fixes are needed, either they fix the minor issues themselves -- or they hire helpers, and we reimburse them for the expenses.
As this house is a large house with up to 5 off-street parking spots, we are okay with the main tenants subletting spare bedrooms, as long as main lease responsibilities fall under the main tenants.
