Maintain all appliances in a clean condition and use them according to manufacturer instructions. Keep gutters, exterior drains, and walkways free from tenant-caused obstructions. Take reasonable precautions to prevent frozen pipes during cold weather. Tenant is responsible for repairs resulting from negligence, misuse, abuse, or failure to report maintenance issues in a timely manner. Landlord is responsible for major repairs and maintenance of structural, electrical, plumbing, HVAC, and other major building systems not caused by tenant actions.
