Monthly Rent: $4,750 Lease Term: 12 months (longer lease may be considered) Security Deposit: One month's rent ($4,750) Application Fee: Tenant responsible for screening/application fee Move-in: Available immediately (or specify your available date) Utilities: Tenant responsible for electricity, natural gas, water, sewer, trash, internet/cable, and any other utilities. Landscaping is the tenant's responsibility unless otherwise agreed. Pets: Up to 2 pets considered with landlord approval. A $500 refundable pet deposit and $40/month pet rent apply per approved pet. Service and assistance animals are accommodated in accordance with applicable law. Smoking: No smoking or vaping permitted inside the home or garage. Occupancy: Maximum occupancy in accordance with applicable laws and lease terms. Renter's Insurance: Required prior to move-in. Tenant must maintain liability coverage throughout the lease. Maintenance: Tenant is responsible for replacing HVAC filters, maintaining the yard, and routine upkeep. Landlord is responsible for major repairs and maintenance. HOA: Tenant must comply with all HOA rules and regulations. Income Requirement: Gross monthly household income should be at least 2x the monthly rent. Credit & Background: Credit, criminal background, eviction history, employment, and rental history will be verified as part of the application process.
