LEASE TERMS & REQUIREMENTS: Tenant is responsible for all utilities (electric, gas, water/sewer/trash) lawn care & maintenance and snow removal. Application must be submitted through Zillow ONLY. No smoking allowed in or on the property. Application will be denied if you do not meet the below standards for qualification: Applicant must have current photo identification and a valid social security number. Applicant's monthly household income must exceed 2.5 times the rent from a verifiable source. Applicant must receive positive references from all previous landlords for the previous 3 years. Applicant may not have any evictions or unpaid judgments from previous landlords. Applicant must exhibit a pattern of financial responsibility with a minimum credit score of 675. All persons living in the home over the age of 18 must be included on the application with an accompanying background check on all. Applicant's background must exhibit a pattern of responsibility. Applicant must be a non-smoker. Occupancy is limited to 2 people per bedroom. Separate pet addendum, pet deposit, and pet rent required for any tenant with a pet, all pets will be subject to the landlord's discretion.
