Owner pays for trash, recycling and compost pick-up. Renter is responsible for water, gas, and electric (note: the electric utility bills are quite low because the home has solar panels). Renter is expected to maintain/mow the yard as part of the rental agreement, though the yard is quite low-maintenance. Upon signing a lease, renter will owe a security deposit (same amount as one-month's rent) as well as the first month's rent. Lease period is one year. *Please note that while this property is listed with a projected availability date, the actual move-in date is dependent on the approval date of the application. Upon approval of an application, we will set a move-in date in accordance with our procedures and local ordinances. The first month's rent will be pro-rated to reflect the actual move-in date within the month. Screening for credit, crime, employment, eviction , income, and rental history. Total verifiable income must be at least twice the monthly rent. Applicants should have at least one year verifiable rental history. Screening fee is $48 / adult. Applicants are screened on a first-come first-served basis. Per City of Portland regulations: the Open Application Period for this property will begin June 27, 2026 at 7:00 p.m. Pacific, 72 hours after the notice of home's availability was originally posted. The City of Portland requires an 8-hour penalty to the time an application was received if the application is received before the open application period.
