Lease terms

The unit is available on a month-to-month basis or on a one-year lease. *Three years of positive, verifiable rental history and must not owe money to past landlords or utility companies. * Income must be equal or greater than three times the rental amount. * Application processing fee is $35.00 per person 18 years or older. * We screen for credit, criminal, eviction, employment, income, current and past landlord references. We screen on a first come, first served basis and honor "Fair Housing Guidelines" Note: If you have a criminal record, please provide an explanation and all supporting documentation you want considered with your application. (Documents submitted at a later time, will not be considered) * Storage is not allowed on the front porches, only a chair(s) and well-tended flowerpots are allowed, and they cannot obscure the ingress or egress of the unit. * One off-street parking space is provided. Street parking is permitted with a parking permit issued by the City of Salem. The purchase and display of the parking permit is the tenant's responsibility. * No smoking or vaping of any kind. * Proof of renters insurance is required. The owner will pay for water, sewer, garbage and landscape services. The renter is responsible for electricity, cable and phone.
