NO PETS ALLOWED: No pets or animals of any kind are allowed on the Property at any time, even temporarily or with visiting guests. (Exceptions are made only for legally documented service animals as strictly required by Fair Housing laws). NO SUBLEASING: The Tenant may not sublet, assign, or transfer this Lease or any part of the Property to anyone else without written permission. NO SHORT-TERM RENTALS: The Tenant may not list or rent out the Property on Airbnb, VRBO, or any other short-term rental platforms. Doing so will result in immediate termination of this Lease. 1. PROPERTY CONDITION & MAINTENANCE The Tenant accepts the Property "as is." The Tenant is fully responsible for keeping the Property clean, safe, and in good condition. The Tenant must pay for any damages they or their guests cause. Unless otherwise agreed in writing, the Tenant is responsible for basic upkeep, including changing HVAC filters, routine lawn mowing, and prompt snow removal in compliance with New Brighton city ordinances. 2. LANDLORD'S ACCESS The Landlord may enter the Property for inspections, repairs, or to show it to future tenants. The Landlord will provide reasonable notice (typically 24 hours), but reserves the right to enter immediately without notice in the event of an emergency. 3. DEFAULT & EVICTION If the Tenant fails to pay rent on time or breaks any rule in this Lease, the Landlord can terminate the Lease and begin eviction proceedings immediately as allowed by Minnesota law. The Tenant agrees to be responsible for all court costs and attorney fees incurred by the Landlord during the eviction process.
