Lease terms

Owner pays for HOA, which includes snow removal in the common driveway area and trash. Renter is responsible for gas, electric, and water utilities. No smoking is allowed in the house. Pets are allowed, and there will be a 1.5% of rent monthly pet rent. Renters must maintain outside landscaping such as pulling weeds and keeping grass maintained. Renter is also responsible for snow removal on the patios and stairs. Renters must follow all HOA rules, policies, and guidelines which will be provided prior to signing a rental agreement. All applicants are required to submit a rental application, authorize a credit and background check, and pay the fees for that portable screening report. Minimum requirements - 200% monthly rent in income, 650 minimum credit score, strong rental history and prior landlord references preferred, no prior evictions in the past 5 years, proof of current employment required, no violent crimes in last 7 years allowed. 12 Month or 1 Year Lease and then Month to Month after with renewal option
