OPEN HOUSE JUNE 6TH, 12:30PM-4:30PM Lease Terms Lease Duration Minimum 12-month lease. Longer lease terms (15-24 months) may be considered. Rent and Security deposit due before move in date. Security Deposit Security deposit equal to one month's rent ($2,500), due at lease signing. Utilities Tenant responsible for electricity, gas, water, internet, and cable unless otherwise specified. Landlord pays HOA fees and any services covered by the HOA (such as trash, if applicable). Rent Payment & Late Policy Rent is due on the 1st of each month. A late fee may apply if rent is not received after the grace period in accordance with Virginia law. Smoking No smoking permitted inside the property. Maintenance Tenant responsible for minor maintenance such as replacing light bulbs, HVAC filters, and routine upkeep. Tenant must promptly report maintenance issues. Renters Insurance Renters insurance is required prior to move-in and must be maintained throughout the lease term. Screening Criteria Minimum household gross income (before taxes) of 3x monthly rent (Negotiable). Minimum credit score of 680 preferred (Negotiable). Background and credit screening required. No prior evictions. Military Clause Military clause available in accordance with federal law.
