Lease terms

Lease is for 2 years preferably or 1 year. Renter is responsible for all major utilities (water, electric, gas, sewer, internet, etc.) Renter is also responsible for yard maintenance and snow removal. Renter is responsible for all minor fixes in the property with fees $100 and below. Owner is responsible for all major fixes of the property above $100. Renter is also required to provide a credit history, proof of the last 2 months of finances and employment, and a criminal background check needs to be submitted for all occupants of the property. Rent is considered late after the first of the month. There is a 3 day grace window for payment, anything received after 3 days will be charged a $25 late fee, and 3 instances of paying after the due date will give the owner the option to terminate the lease. There is no smoking allowed inside the property and all damages will be paid by the tenant.
