Renter is responsible for all utilities with the exception of water, sewer, and garbage which are covered by the landlord. Absolutely no smoking of any kind allowed anywhere on the property by tenants or guests. Tenants must hold a renter's insurance policy for the entire duration of the lease with a minimum of $100,000 personal liability coverage; proof of renter's insurance to be provided to the landlord on the first day of the lease. No overnight guests longer than 10 days without express written permission from the landlord. Tenant is responsible for maintaining the yard in good condition and not overgrown (mowing lawn if needed, watering trees); Landlord will hire a yard service at the Tenant's expense if this is not upheld. Tenants may be allowed to have or keep pets on the premises with prior permission from the Landlord, including a pet-specific lease addendum.
