Lease terms

Minimum 12-month lease required. Security deposit due at signing of lease. All applicants are subject to a background, credit, and rental history check. Proof of income and employment verification will be required. Tenant is responsible for all utilities except trash service and lawn care. Owner provides trash service, lawn care, and HOA dues. No smoking or vaping is permitted inside or outside the property. No pets or animals of any kind are allowed on the premises. Parking is limited to the driveway and garage only. Parking on the street or on any grassy areas of the property is strictly prohibited. Tenant must comply with all HOA rules and community regulations throughout the lease term. Any fines, penalties, or fees issued by the HOA as a result of tenant actions or violations will be the sole responsibility of the tenant. The property must be maintained in clean and good condition at all times. Unauthorized occupants, subleasing, or short-term rentals are prohibited. If any damage is done to the house the tenants have to pay for the repairs.
