There shall be no illegal drug (including marijuana use or cultivation) smoking, consumption, sale, distribution or use of any kind in or about the premises. 3. Tenant agrees to water, fertilize, mow, trim, and maintain all the lawns, trees, plants, flowers, and shrubs at the Premises in a condition satisfactory to Landlord and incompliance with local ordinances, community policies, covenants, and HOA rules and bylaws 4. Tenant shall not assign this Lease, sublet the Premises, or any part thereof, without the prior written consent of Landlord, which consent may be withheld in Landlord's sole and absolute discretion. 5. The Tenant shall allow the Landlord or his agents to enter upon the Premises at any reasonable hour, with 24 hours' notice by phone or e-mail, to perform necessary maintenance, repairs or showings. 6. Tenants shall always pay Landlord on demand, for repairs made to Premises that were necessitated by Tenant's conduct, regardless of whether any conduct necessitating any repair was intentional or negligent. 7. Tenant shall give Landlord at least thirty (30) days prior written notice of Tenant's intent to vacate the Premises or to renew the Lease Agreement. 8. Tenant shall transfer into Tenant's name or account, effective on the Lease Start Date, all utilities serving the Premises that are to be paid for by Tenant. 9. Tenant will prevent pets from being unattended in the carpeted areas of the home (basement only) and if carpet incurs any stains not identified prior to occupancy, the tenant will immediately perform remediation of the stains.
