Lease Duration This lease begins on August 1, 2026, and continues for a fixed period of 12 months, ending on July 31, 2027. Afterward, the lease converts to a month-to-month agreement unless officially renewed or terminated with a strict 30 days' written notice by either party. Use: "Thereafter, the lease converts to a month-to-month tenancy unless renewed in writing. Either party may terminate the month-to-month tenancy by providing at least 30 days' written notice, as required by Florida law." 2. Rent Payment Policy & Zelle Mandatory * Monthly Rent: Rent is $1,750 per month. * Due Date: Rent is due in full on or before the 1st day of each calendar month. * Payment Method: All payments (rent, deposits, and fees) must be submitted electronically via Zelle. Cash, paper checks, and money orders are not accepted. 3. Security Deposit & Damage Protection * Amount: A security deposit of $1,750 is due on or before the lease start date, along with the first month's rent. * Purpose: This deposit is held strictly as an asset protection fund to cover any physical property damage beyond normal wear and tear. This deposit cannot be applied toward the last month's rent under any circumstances. 4. Tenant Screening & Occupancy Restrictions * Screening: All adult occupants (18+) must undergo a full background, eviction, and credit check through Zillow's secure portal. * Occupancy: Only the specific individuals officially listed on this lease agreement may reside on the premises. Unlisted guests staying longer than 14 consecutive days require prior written landlord approval. 5. Strict No Smoking Policy Smoking or vaping of any substance (including tobacco, marijuana, or e-cigarettes) is strictly prohibited anywhere on the property. This zero-tolerance policy applies to the inside of the home, the garage, the porch, the driveway, and the entire backyard. 6. Pet Policy Up to two (2) small, well-behaved dogs are allowed with prior landlord approval and a $250 non-refundable pet fee. Pets must be fully house-trained, up-to-date on all vaccinations, and under control at all times. Dogs must be crated if left home alone. The tenant must immediately clean up all pet waste from the yard. No pet may cause physical damage or a noise disturbance to neighbors. 7. Lawn Care, Pest Control, & Maintenance Breakdown * Lawn & Pest: Lawn mowing and routine pest control services are 100% provided and paid for by the Landlord. The Tenant must keep the yard, walkways, and back patio completely free of clutter to allow proper property access for service crews. * Repairs: The Landlord covers normal wear-and-tear mechanical failures (A/C units, plumbing lines, and structural elements). The Tenant is 100% financially responsible for the cost of fixing any damage caused by neglect, misuse, or accidents. 8. Laundry Appliance Installation & Liability * Hookups Only: The Landlord provides full-size washer and dryer hookups only. The Tenant must supply and install their own laundry appliances. * Installation Rules: To prevent property flooding, the Tenant must use brand-new, steel-braided, burst-proof water hoses (no rubber hoses allowed). * Liability: The Tenant assumes full financial liability for any structural, wall, or water damage caused during the delivery, setup, operation, or removal of their laundry appliances. 9. Utilities The Tenant is solely responsible for setting up accounts and paying for all utility services, including: * Electricity (LCEC) * Water and Sewer (City of Cape Coral) * Trash Collection * Internet and Cable Services
