Cash, paper checks, and money orders are not accepted. 3. Tenant Screening & Occupancy Restrictions * Screening: All adult occupants (18+) must undergo a full background, eviction, and credit check through Zillow's secure portal. * Occupancy: Only the specific individuals officially listed on this lease agreement may reside on the premises. Unlisted guests staying longer than 14 consecutive days require prior written landlord approval. 5. Strict No Smoking Policy Smoking or vaping of any substance (including tobacco, marijuana, or e-cigarettes) is strictly prohibited anywhere on the property. This zero-tolerance policy applies to the inside of the home, the garage, the porch, the driveway, and the entire backyard. 6. Pet Policy Up to two (2) small, well-behaved dogs are allowed with prior landlord approval and a $250 non-refundable pet fee. Pets must be fully house-trained, up-to-date on all vaccinations, and under control at all times. Dogs must be crated if left home alone. The tenant must immediately clean up all pet waste from the yard. No pet may cause physical damage or a noise disturbance to neighbors. 7. Lawn Care, Pest Control, & Maintenance Breakdown * Lawn & Pest: Lawn mowing and routine pest control services are 100% provided and paid for by the Landlord. The Tenant must keep the yard, walkways, and back patio completely free of clutter to allow proper property access for service crews. * Repairs: The Landlord covers normal wear-and-tear mechanical failures (A/C units, plumbing lines, and structural elements). The Tenant is 100% financially responsible for the cost of fixing any damage caused by neglect, misuse, or accidents. 8.
