Lease Terms & Rental Requirements Thank you for your interest in 4427 Feather Lane. This property is professionally managed by Meier Properties LLC. We take pride in offering a high-quality, well-maintained home and are seeking responsible tenants who will treat the property with care. Please review our standard lease terms and requirements below: Lease Duration: Minimum 12-month lease. Long-term leases are preferred. Security Deposit: Equal to one month's rent, due upon lease signing. Occupancy: Limited to single-family residential use. All adults (18+) must occupy the home as their primary residence and be listed as co-signers on the lease. HOA Compliance: This home is subject to the rules and regulations of the local Homeowners Association (HOA). Tenants agree to strictly adhere to all HOA bylaws, including guidelines regarding exterior upkeep, trash bin storage, and community standards. Utilities: Tenant is responsible for 100% of municipal utilities (water, sewer, trash, stormwater) and gas/electric (MG&E). Tenants must transfer services into their name prior to the move-in date. Lawn Care & Snow Removal: Tenants are responsible for routine lawn mowing, weeding, leaf removal, and prompt snow/ice clearance from the driveway and sidewalks. Smoking & Vaping: This is a strictly 100% smoke-free and vape-free property (both indoors and anywhere on the premises). Pet Policy By Approval Only: Well-behaved dogs may be considered on a case-by-case basis. Terms: Maximum of 2 dogs and an additional monthly pet rent of $50/month per pet will apply. Restrictions: Strict adherence to HOA pet rules and local ordinances applies. Tenants are responsible for immediate waste cleanup. Tenant Screening Criteria To ensure a smooth application process, all prospective applicants must meet the following baseline criteria: Income Verification: Gross monthly household income must be at least 3x the monthly rent (verifiable via recent paystubs or tax documents).
