Lease terms

Minimum 1 year lease required with a refundable deposit equal to one months rent. Pets will require an addition 1 time non-refundable deposit of $150. We can work with low credit as long as you can show us you can make the payments and are working. We will also work with anyone looking to share the home with roommates as long as there are no more than 4 cars and parking is not in the streets(we will get fined). Per HOA rules: Renter is responsible for keeping yard clean and clear of weeds. Renter is responsible for bringing in trash cans no later than Monday night(pick up is Monday morning). Street parking is not allowed per HOA and all cars must be parking in driveway or in the garage. Renter will be responsible for any fines issued by HOA. HOA payments will be paid by landlord(not fines). Renter is responsible for setting up and transferring all utilities within 48 hours of moving in: Trash: Waste Management Gas: Southwest Gas Water: Global Water Electric: ED3 Internet: Century Link or Starlink Absolutely no smoking in the home. Smoking permitted in backyard or front patio only. We do not allow drugs in the home. Pets are welcome! We will welcome just about any. All was ask is that dogs must not be kept outside and barking nonstop and that all messes are cleaned. Please do not allow pets to chew up our AC on the side yard! Any damage to the home including the outside will be taken from the refundable deposit at move out. If damage is beyond $2,300, then renter will be responsible for paying for those repairs.
