Lease terms

The following requirements apply to all prospective tenants and are used as part of the application and screening process. All applications are reviewed consistently using the same established rental criteria. * Monthly Rent: $2,000 * Minimum Credit Score: 650 * Income Requirement: Verifiable gross household income of at least 2.5 times the monthly rent ($5,000 per month) * Credit & Background Screening: Required for each adult applicant * Application/Screening Fee: $35 per adult applicant * First Month's Rent: $2,000, due at the time the lease is signed * Security Deposit: $2,000 * Lease Term: Minimum 12-month lease * Occupancy: Maximum of 3 adults * Utilities Included: Hot water * Tenant Utilities: Gas and electricity * Parking: Street parking only; no private or assigned parking is included * Pet Fee: $250 non-refundable pet fee * Monthly Pet Fee: $25 per month * Assistance Animals: Qualifying service animals are not subject to pet fees, in accordance with applicable law Meeting the minimum rental requirements does not guarantee approval.
