Lease terms

Financials * Rent due on the 1st of each month. * Security deposit (One month's rent) due at signing * Last month rent due at signing * Non-refundable application fee (permitted by law). * Tenant responsible for all monthly utilities - water, sewage, electricity, gas, trash * Tenant responsible for any utilities not specifically included in the lease. * Landlord will cover the monthly HOA Screening Criteria * Employment/income verification required. * Gross household income of at least 3x monthly rent * Positive rental history verification required * Background screening as permitted by law * No past unpaid landlord balances and no eviction history * Renter must maintain renters insurance throughout the lease. Minimum $300,000 personal liability coverage. Landlord listed as an Interested Party for cancellation notices. * Proof of renters insurance required at move-in and at each renewal. Occupancy * Only individuals listed on the lease may reside in the home. * No subletting or short-term rentals (e.g., Airbnb, VRBO) allowed. Property Care * Renter must keep the home clean and sanitary. * Replace HVAC filters every 6 months * Promptly report water leaks, plumbing issues, roof leaks, appliance failures, or safety hazards to Landlord in writing over email/text. * No alterations, painting, or mounting heavy fixtures without written approval. Yard & Exterior * Shrubs and trees may not be trimmed excessively or removed without approval. * Irrigation system must be used according to seasonal instructions. * Snow and ice removal from walkways and driveway when applicable. Maintenance * Renter responsible for replacing consumables like light bulbs, smoke detector batteries (unless prohibited by local law), water filters and HVAC filters. * Renter responsible for damage caused by negligence or misuse. * No aquariums over 20 gallons without written approval. * No trampolines or permanent play structures without approval. * Maintain indoor humidity within a reasonable range to help prevent mold. * Landlord handles major repairs to structure, plumbing, HVAC, electrical, and built-in appliances (unless tenant-caused). Smoking * No smoking or vaping inside the home or garage Parking * Parking only in garage and driveway unless otherwise approved. * No inoperable, unregistered, or commercial vehicles stored on the property. Move-In / Move-Out * Move-out inspection with photos. * Move-out fee apply $600 * Home returned in substantially the same condition, excluding normal wear and tear. Safety * No illegal activity on the property. * Do not disable smoke or carbon monoxide detectors. * Fireplaces used only according to provided instructions. Communication * Tenant must notify landlord promptly of emergencies or maintenance issues. * Landlord may enter with legally required notice except in emergencies. Renewal & Early Termination * Renewal terms provided before lease expiration. * Early termination only under the lease or applicable law, with any agreed-upon termination fee or rent obligations clearly stated.
