Lease terms

AVAILABLE: 8/1/2026 12 month lease only TENANT pays ALL utilities (heat & electric through MidAmerican, water & sewer through City of Coralville, and a monthly trash fee from the office). LANDLORD pays lawn care, and snow removal along the main driveway *Tenant is responsible for shoveling their own doorway and personal driveway. Tenant must have renters insurance. Tenant may obtain their own policy through any insurance company, or will be eligible enroll in the office plan for $20 per month. Application requirements: Application fee is $50 per person over 18yo. This property does not accept Section 8 or vouchers. -Background check. No felonies. No evictions or filings within last 5 years. -Credit requirements: A credit check may be ran if items are flagged during the application process. -Income requirements: 3x monthly rent. Must be able to provide proof of income. Cosigners are accepted and must also submit an application. PETS: $400 pet fee nonrefundable, due at move in. Pet rent is $35 per month for cats and $50 per month for dogs. Must sign pet addendum and provide vet/vaccination docs. ESA is free with the correct paperwork.
