Lease terms

The Tenant agrees to pay the monthly rent on or before the due date and is responsible for all utilities associated with the property, including electricity, water, gas, sewer, internet, and any other utility services. Smoking or vaping of any kind is strictly prohibited inside the home. The Tenant is responsible for maintaining the lawn, including mowing the grass, edging, and keeping the yard in a neat and orderly condition throughout the lease term. The Tenant shall not store or leave personal belongings, furniture, equipment, or any other items in the front yard, side yard, or backyard in a manner that creates clutter or detracts from the appearance of the property. The Tenant is responsible for placing the trash and recycling containers at the curb on the scheduled city collection day each week and returning the containers to the designated storage area behind the house promptly after collection. The Tenant agrees to maintain the property in a clean, safe, and sanitary condition and to comply with all applicable homeowner association (HOA), neighborhood, and local government rules and regulations.
