- Tenant will immediately notify the landlord of any water leaks or mold that can become visible due to a leak - At move out, tenant to professionally steam clean carpets & clean the home. - Repainting of walls is NOT permitted without permission by the owner - Tenant to transfer utilities within 4 days of leasing. - Tenant to provide a minimum $100,000 Renters insurance and include the landlord as an in - Tenant to keep the insurance active for the entire period of the occupancy - Tenant to change HVAC filters at a minimum every 4 months, with the filter change date labelled on the filter - The lawn must be mowed and trimmed bi-weekly during the growing season (April through October).- All sections are watered a minimum of 20 minutes once weekly, even if the sprinkler system is not working Lease Termination: If the tenant terminates the lease early, The security deposit will be forfeited, and the tenant remains responsible for paying rent until the earlier of: (a) the date a new tenant takes occupancy, or (b) the lease end date, provided proper notice has been given.- If the Landlord terminates the lease early for any reason other than Tenant's default, Landlord shall: Refund the full security deposit in accordance with applicable Texas law, and Prorate and refund any prepaid rent as of the termination date.
