Lease terms

1. Rent Payment: Rent is due on the 1st of each month. A late fee of $50 will be charged if rent is not received by the 5th of the month. 2. Utilities: Owners will cover the cost of water. Renters are responsible for all other utilities, including gas, electricity, internet, and cable. 3. Maintenance and Repairs: Renters are responsible for keeping the property clean and in good condition. Any maintenance issues or repairs must be reported to the owner promptly. Renters will be charged for any damage beyond normal wear and tear. 4. No Pets Policy: No pets are allowed in the apartment. Violation of the no-pet policy will result in a penalty and possible eviction. 5. No Smoking Policy: Smoking is strictly prohibited inside the apartment. Smoking is allowed outside the property only in designated areas. Violation of the no-smoking policy will result in a penalty and possible eviction. 6. Occupancy: The apartment is to be occupied only by the individuals listed on the lease agreement. Subletting or short-term rentals (e.g., Airbnb) are not permitted without written consent from the owner. 7. Security Deposit: A security deposit equivalent to one month's rent is required at the time of signing the lease. The security deposit will be returned within 30 days of move-out, provided there are no damages or unpaid rent. 8. Lease Termination: A 60-day written notice is required for lease termination. Early termination may result in forfeiture of the security deposit. 9. Property Access: The owner reserves the right to access the property with 24 hours' notice for inspections, repairs, or showings. In case of emergency, immediate access without notice is permitted. 10. Insurance: Renters are strongly recommended to obtain renter's insurance to protect their personal belongings. Owners are not legally responsible for any loss, damage, or injury that occurs on the property. 11. Respect for Neighbors: Renters must be respectful of other residents in the building. No loud noises, loud parties, or disturbances are allowed, particularly during quiet hours from 10 PM to 7 AM. Violation of this policy may result in penalties and potential eviction. 12. Compliance with Laws: Renters must comply with all local, state, and federal laws. Any illegal activities on the premises will result in immediate eviction.
