PLEASE CALL BEFORE APPLYING THROUGH ZILLOW TO DETERMINE ELIGIBILITY Minimum lease term is 1 year but if a 2 year lease agreement is signed you lock the rate original monthly payment for the full 24 months. Absolutely no smoking inside the house. If a shorter term lease is needed it could be evaluated case by case but at a higher monthly rent. Early cancelation will convey in penalties stated in the contract at time of signing. Tenant pays for Water, Electricity, Cable, Internet, renters insurance, Pet fees (if applicable) etc. Tenant has to abide by the HOA rules and regulations, a copy of the HOA official Declaration and Bylaws document will be provided. Any further rules and regulations will be specified in the contract and reviewed before signing the lease. Pet application, monthly fees and pet cleaning fees apply and are negotiable. For service animals we abide by the Fair Housing Act and Florida's Fair housing Act. Trash collection and HOA fees covered by landlord. 1st months rent and security deposit required before getting the keys. Additional terms may apply on a case by case basis.
