Lease terms

Tenant is responsible for all utilities, including water, gas, electricity, trash, internet, and any applicable solar/Tesla solar payment. The property is equipped with solar panels to help reduce electricity costs. Any electricity usage not covered by the solar system will be billed through Southern California Edison and is the tenant's responsibility. Minimum 12-month lease preferred. Security deposit required. Renter's insurance required. No smoking allowed inside the property. Small pets may be considered with additional pet deposit and monthly pet rent. Tenant must maintain the property in clean condition and comply with all lease terms and community regulations. Rental Requirements: Applicants will be evaluated based on overall credit history, household income, rental history, background screening, and ability to maintain the property in compliance with lease terms. Preferred credit score is 700+ and preferred household income is at least three (3) times the monthly rent. No prior evictions preferred. Verification of income, employment, identity, and background screening will be required prior to lease signing. All applications may be considered based on overall qualifications and supporting documentation.
