Lease terms

Applicants should be aware of the following general screening criteria and lease expectations prior to applying: * Verifiable monthly income of at least 2.5 times the monthly rent may be required. * Employment and income verification may be requested. * Credit history, including payment history and outstanding debt obligations, may be reviewed. * Criminal background checks may be conducted in accordance with applicable federal, state, and local laws. * Previous rental history, including prior evictions, lease violations, property damage, or unpaid balances owed to landlords, may be considered. * False, misleading, or incomplete information on the application may result in denial. * Occupancy limits will be enforced in accordance with local and state housing regulations. * Smoking, unauthorized occupants, unauthorized pets, illegal activity, and excessive property damage are prohibited. * Rent is due on the date specified in the lease agreement, and late fees may apply as permitted under Texas law. * Tenants are required to maintain utilities and renter's insurance as outlined in the lease. * The property must be maintained in clean and sanitary condition throughout the tenancy. Submission of an application does not guarantee approval or tenancy. Application fees are non-refundable once screening has been completed. Additional lease terms, policies, and community rules will be provided prior to lease signing.
