All applicants are subject to credit, background, income, and rental history verification. Tenant must comply with all HOA/community rules and regulations. Tenant must return the property in the same condition, excluding normal wear and tear. Residential Use Only: The property may ONLY be used for residential purposes. Maintenance Responsibilities: Landlord shall maintain major systems including HVAC, plumbing, electrical systems, and structural components. Tenant shall promptly report maintenance issues and is responsible for damages caused by negligence, misuse, or abuse. Entry Rights: Landlord may enter with reasonable notice for inspection, repairs, maintenance, showings, or emergencies. Alterations: Tenant may not paint, install fixtures, mount televisions, replace locks, or make alterations without written approval. Move-Out Cleaning: Property must be professionally cleaned or returned in substantially similar condition at move-out. Abandoned Property: Any personal property left behind after surrender of possession may be disposed of in accordance with New Jersey law. Balcony Use: No storage of furniture, grills, trash, boxes, or hazardous materials on balcony. Laundry Area: Tenant is responsible for proper use and care of washer and dryer. Parking: Parking spaces are subject to HOA rules and may not be reassigned. You are allowed to park in the space that says 40 next to the home. Additional parking would be subject to HOA rules.
