Lease terms

* Lease Term: Twelve (12) Months * Monthly Rent: $4,200.00 * Security Deposit: $4,200.00 * Rent Due Date: Rent is due on the 1st day of each month. * Late Fee: $100.00 if rent is not received by the 5th day of the month, plus $10.00 per day thereafter until paid in full, subject to applicable Hawaii law. * Application Fee: $35.00 per adult applicant. * Occupancy Limit: Maximum of eight (8) occupants. * Furnished: Yes. * Utilities: Tenant is responsible for all utilities, including electricity, gas, water, sewer, trash, cable, internet, and any other utility services used during the tenancy. * Parking: Three (3) designated parking spaces, including two (2) covered garage parking spaces and one (1) additional off-street parking space. * Landscaping: Landlord shall provide routine landscaping maintenance. * Pets: Permitted with prior written approval from Landlord. Maximum of two (2) pets. Additional pet fees may apply. Tenant is responsible for all pet-related damages. * Smoking: Smoking and vaping are prohibited inside the dwelling. * Renter's Insurance: Required throughout the lease term with minimum liability coverage of $100,000. * Maintenance: Tenant shall maintain the premises in a clean, safe, and sanitary condition and promptly report maintenance issues. Tenant is responsible for damages caused by Tenant, occupants, guests, or pets beyond normal wear and tear. * Alterations: No alterations, improvements, satellite dishes, or additional locks may be installed without Landlord's prior written consent. * Subletting and Assignment: Subletting, assignment of the lease, short-term rentals, Airbnb, VRBO, or any similar occupancy arrangement is prohibited without Landlord's prior written consent. * Returned Payment Fee: $50.00 for any returned check or failed electronic payment. * Entry: Landlord may enter the premises as permitted by Hawaii law for inspections, repairs, maintenance, showings, or emergencies. * Default: Failure to comply with lease obligations, including payment of rent, may result in termination of tenancy and other remedies available under Hawaii law.
