Utilities & WiFi Included (Utilities included up to $400/month. Any overage will be the main house tenant responsibility.) Important: This home includes an attached casita with a tenant. There is a shared wall and shared utilities. 12-month lease $2,600/month base rent $2,600 security deposit Application and background check required 650+ credit score preferred No prior evictions Household income must be at least 2.5x the monthly rent No smoking or vaping Pets are preferably not allowed due to the shared wall with the casita tenant, but may be considered on a case-by-case basis. The main house tenant has exclusive use of the garage and driveway (not shared with the casita tenant). No street parking available. There is a back patio, however we do not recommend children playing near the back wall due to existing rock/mountain hazards. Quiet hours are from 10 PM 7 AM out of respect for the neighboring casita tenant. Tenants Responsibility For Maintenance: * Replacing air filters every 3-6M and Reverse Osmosis filters every 6M * Changing light bulbs and smoke detector batteries as needed * Basic yard/patio upkeep and keeping outdoor areas tidy * Promptly reporting maintenance issues or leaks * Preventing clogged drains from misuse * Following HOA/community parking and trash rules * Keeping the property clean and in good condition * Responsible use of appliances and HVAC system
