LEASE TERMS Rent: $3,150/month, due on the 1st. Late fee applies after a 3-day grace period. Lease length: 12-month minimum. 24-month lease preferred happy to lock the rate for a longer commitment. Security deposit: $3,150 (one month's rent), due at signing. Application: $50 fee per adult (18+). Screening covers credit, income, rental history, and background. Screening criteria (per Texas Property Code 92.3515): minimum credit score of 630; verifiable income of at least 2.5x rent (~$7,875/month); positive rental history with no prior evictions. Full tenant selection criteria provided with the application. Utilities: Tenant pays all utilities electricity, gas, water, sewer, trash, and internet. Pets: Considered case-by-case max 2, under 50 lbs, breed restrictions apply. $600 refundable pet deposit + $40/month pet rent per pet. Service and assistance animals exempt per fair housing law. Renters insurance: Required. Minimum $100,000 liability coverage, owner named as an additional interested party. Proof due before move-in and kept active for the full lease term. Smoking: No smoking anywhere on the property (brand-new home). Parking: Attached garage + driveway Move-in: Available August 2026. First month prorated if move-in is mid-month. Lawn care: Tenant responsible for routine lawn and yard maintenance mowing, edging, watering, and weeding kept to HOA standards. HOA: Owner pays HOA dues. Tenant must comply with all community/HOA rules (parking, trash, noise, pets, and architectural guidelines); any fines resulting from tenant violations are the tenant's responsibility.
