All utilities are included for short or extended stays. Pets are considered and require approval before check-in. Upon approval, a per-night, per-pet occupancy fee will be collected: $25 per pet, per night for 1-6 nights; $15 per pet, per night for 7-28 nights; and $10 per pet, per night for 29+ nights. Trained service animals are exempt from pet fees. A propane grill is available for use.

This is a non-smoking property, and smoking/vaping indoors or outdoors is forbidden, with a $400 housekeeping expense for evidence of violation. No events are permitted. Check-out is at 10 am unless approved in advance; a $50 cleaner trip fee applies if the cleaning team cannot access the property due to a delayed checkout. Early check-in and late check-out are based on availability and incur an additional fee of $20 for every hour before or after standard times. A 15-minute grace period after 10 am check-out applies, with a $25 fee for every 15 minutes thereafter. Tampering with or disabling electronic monitoring devices is prohibited. The internet plan includes 1.2TB per month; exceeding this limit may impact speeds. This property utilizes a septic tank; only flush toilet paper. Trash must be bagged and placed in the bin on the side of the home, rolled to the end of the road Thursday nights for Friday morning pickup; failure to do so incurs a fee. In the event of system failures, neither the property owner nor management is liable for damages, and no refunds will be given, though efforts will be made to repair. Management assumes no liability for unforeseen occurrences such as weather, natural disasters, or construction. Guest personal property is not insured against loss or damage. Guests agree to indemnify, defend, and hold harmless the owner and management from all claims. All payments are non-refundable; cancellations made more than 24 hours after booking confirmation will be refunded minus applicable fees. Cancellations made within 24 hours of booking confirmation or check-in will result in forfeiture of all payments. Standard transaction and processing fees are non-refundable. A surcharge will be applied to cover card-processing and administrative costs for any refund issued. For bookings of 40-60 nights, a mid-stay clean is required and charged separately. For bookings over 60 nights, a deep clean replaces the standard checkout clean and is charged separately. Any additional charges above the standard cleaning fee will be collected after confirmation or once stay thresholds are reached. Parties are prohibited, and external CCTV and sound sensors will be activated for prolonged noise disturbances. An additional fee of $25 per extra person, per night applies for guests exceeding the property's bed count. Fireplaces, if present, are for decorative purposes only and strictly prohibited from use.
