Lease terms

1. Utilities: Tenant shall be solely responsible for the arrangement, connection, and full payment of all utilities and services associated with the premises. This includes, but is not limited to: electricity, water, sewer, gas, internet, cable, and trash collection/disposal services. Failure to maintain these accounts in good standing shall be considered a material breach of this Lease. 2. Grounds Maintenance: Tenant is responsible for all lawn care and grounds maintenance for the duration of the lease term. This includes, but is not limited to: regular grass mowing, trimming of shrubs, weeding of flower beds, and removal of yard debris. Tenant agrees to keep the exterior of the property in a clean, neat, and well-maintained condition at all times. 3. Maintenance and Repair Co-Pay: To encourage the proper use of the premises and cover the administrative costs of minor repairs, Tenant agrees to the following "Service Call Co-Pay" policy for any maintenance requests initiated by the Tenant: Minor Repairs: For any maintenance or repair request where the total cost of parts and labor is $100.00 or less, the Tenant shall pay a service co-pay of $50.00. Major Repairs: For any maintenance or repair request where the total cost of parts and labor exceeds $100.00, the Tenant shall pay a service co-pay of $100.00. Exceptions: This co-pay shall not apply to repairs necessitated by normal structural wear and tear, emergency repairs resulting from catastrophic property failure (e.g., burst pipes, roof leaks), or issues caused by the Landlord's failure to maintain the property in a habitable condition. The co-pay is due at the time the repair is completed or with the following month's rent, at the Landlord's discretion.
