Rental History A positive rental history is preferred, but we offer second-chance housing for individuals with previous rental issues. Applicants with a history of late payments, evictions, or other negative rental experiences will be considered, and we encourage discussion of any extenuating circumstances that may have impacted your past rental performance. Background Check A criminal background check will be conducted, in compliance with DC law. Criminal history does not automatically disqualify an applicant. Each case is reviewed individually, considering the nature of the offense, time passed, and efforts toward rehabilitation. Housing Vouchers We accept housing vouchers and are committed to providing equal opportunities to all applicants, regardless of voucher status. DC law prohibits discrimination based on the use of housing assistance, and we will not deny an applicant based on this. Utilities The owner pays for water, sewer, and trash removal. Tenants are responsible for gas and electric utilities. Be sure to set up gas and electric service prior to move-in. Pets Pet-friendly units are available in some buildings. If pets are allowed, tenants may be required to pay an additional pet deposit or fee. Specific pet policies, including breed restrictions, may apply.
