Lease terms

Minimum lease term is 12 months. Lease may convert to month-to-month upon expiration unless otherwise agreed in writing. Rent is due on the 1st of each month. Tenant is responsible for all utilities, including electricity, water, gas, trash, and internet/cable. Landscaping service is available as an optional add-on for an additional monthly fee. If tenant declines landscaping service, tenant is responsible for maintaining the property in compliance with HOA standards, including regular yard maintenance (mowing, edging, weed control, etc.). Any HOA violations or fines resulting from failure to maintain the property will be the tenant's responsibility. Pets are allowed with prior written approval. All pets must be house-trained, non-aggressive, and properly cared for. Pet fees and/or monthly pet rent may apply. Tenant is responsible for any pet-related damage or disturbances. Renter's insurance is required for the duration of the lease, with a minimum of $100,000 in liability coverage. Proof of insurance must be provided prior to move-in and maintained throughout tenancy. Tenant agrees to comply with all HOA rules and regulations. Property must be kept clean and in good condition, and any maintenance issues must be reported promptly. No subleasing or short-term rentals are permitted without prior written approval.
