Lease terms

Lease Duration: short term 1-12 month. Deposit: A security deposit of $2,000 is required at the time of signing. This deposit will be held in accordance with applicable laws and returned upon lease termination, less any deductions for damages or unpaid rent. No Smoking Policy: Smoking is strictly prohibited inside the property, including all enclosed spaces and shared areas. Rent Payments: Monthly rent is due on the 1st of each month. Payments received after the 5th will be considered late and subject to a $50 late fee. Tenant Responsibilities: The tenant is responsible for clearing brush and snow from the property. Maintenance and Repairs: The tenant is responsible for minor maintenance tasks, such as changing light bulbs, unclogging drains, and replacing HVAC filters. The landlord is responsible for major repairs, such as plumbing, electrical, or structural issues, unless caused by tenant negligence. Utilities: The tenant is responsible for paying all utilities, including water, gas, electricity, trash removal, and internet. Pet Policy: Pets are not allowed unless prior written approval is given. If allowed, a pet deposit of $500 and an additional monthly fee of $50 per pet will apply. Property Access: The landlord may enter the property for maintenance, repairs, or inspections with a 24-hour notice, except in emergencies. Alterations and Modifications: The tenant may not make alterations, such as painting, installing fixtures, or making structural changes, without prior written approval from the landlord. Parking: Parking is limited to 3 vehicles in designated areas only. Unauthorized vehicles may be towed at the tenant's expense. Subleasing: Subleasing or short-term rentals (e.g., Airbnb) are strictly prohibited without prior written consent from the landlord. Pest Control: The landlord is responsible for pest control unless an infestation occurs due to tenant negligence (e.g., unclean living conditions). Move-Out Procedures: The tenant must provide a 20-day written notice before moving out. The property must be left in a clean and undamaged condition to receive a full deposit refund. Noise Policy: The tenant agrees to maintain reasonable noise levels and avoid disturbances to neighbors, especially during quiet hours ([e.g., 10 PM 7 AM]). Prohibited Activities: Illegal activities, including drug use or dealing, are strictly prohibited on the premises. Violations may result in immediate eviction. Garden or Lawn Maintenance: The tenant is responsible for maintaining the outdoor spaces, including watering, mowing, and weed removal, unless otherwise agreed upon.
