Proof of employment. - No criminal infractions in the last 5 years. No evictions or judgments from landlords, utility companies, or municipal service providers. 5 years of documented rental or ownership history. Exceptions to these may be granted by requiring a larger security deposit. But the prospective tenant must indicate there are exceptions prior to running a credit and background check.
