Lease terms

Lease Duration & Financials Term: 12-month minimum lease (12 to 24-month terms available). Rent: $3,900 per month, due on the 1st of each month. Due at Signing: First month's rent ($3,900) plus a one-month security deposit ($3,900) for a total of $7,800. Applicant Requirements: Minimum credit score of 670 and a verified gross household income of at least 3x the monthly rent ($140,400/year). Clean background check with absolutely no prior evictions. Utilities & HOA Tenant Responsibility: Tenant is responsible for setting up and paying all individual utilities, including electricity (Dominion Energy), gas (Washington Gas), water/sewer (Loudoun Water), and internet/cable (Xfinity - included with community provided service but need to setup a account). Landlord Responsibility: Landlord pays the monthly HOA dues, which covers curbside trash collection, common area maintenance, and neighborhood snow removal. Property Policies Smoking: This is a strictly non-smoking property (including vaping) both inside the home and in the garage. Pets: No pets allowed. Maintenance: Tenant is responsible for routine upkeep, including regularly changing HVAC filters, replacing lightbulbs, and maintaining the immediate exterior/fenced area. Landlord covers all major appliance, structural, and system repairs. Renter's Insurance: Tenant must provide proof of a valid renter's insurance policy prior to receiving the keys on move-in day. Additional Lease Terms to Include HOA Compliance & Fines HOA Rules: Tenant agrees to abide by all Belmont Country Club HOA rules and regulations. This includes guidelines on trash can storage, noise, and exterior decorations. Violations: Any HOA fines incurred due to the tenant's actions or negligence will be the financial responsibility of the tenant. Parking & Vehicles Parking Details: Includes an attached garage and driveway parking. Restrictions: Per HOA regulations, no commercial vehicles, RVs, boats, or trailers may be parked on the premises or in the neighborhood. Street parking is for guests only and subject to HOA towing policies. Subletting & Use of Property No Short-Term Rentals: Absolutely no subletting, lease takeovers, or use of the property for short-term rentals (e.g., Airbnb, VRBO, corporate housing arbitrage). Occupancy: The property is for residential use only by the individuals listed on the lease. Application Process Screening: All adults (18+) intending to live in the home must complete a separate application and background/credit check. Application Fee: Applicants are responsible for the non-refundable screening fee (typically $35 $50, paid directly through the listing platform).
