12 month lease, but owner will consider shorter or longer terms on a case by case basis. Tenant is responsible for all utilities. Tenant is responsible for upkeep of the small yard and shoveling any snow in the winter, per city regulations. A maximum 2 pets considered on a case by case basis, with documentation of required vaccinations. Step 1 is a completed zillow application (no inquiries will be answered without it) Step 2 is a recorded video tour Step 3 is a supplementary housing provider application Step 4 is verification of application details to determine qualifications Step 5 is a live , scheduled virtual interview Step 6 is an in person tour, if so desired Step 7 Signed Lease and Deposit The property is occupied and they'll be no interruption to the current tenants until a candidate has completed an application and been found financially qualified. First month's rent, last month's rent, and security deposit are required. Owner will consider a furnished rental on a case by case basis. Due to the number of inquiries received I am unable to respond to incomplete applications or requests for tours that do not first have completed applications, or questions seeking information clearly provided in the listing.

About the building

This well-maintained and updated townhouse is conveniently located on a quiet one-block street in Shaw/Logan Circle. There is no city noise, yet it is close to everything. Several local restaurants, coffee shops, and bars as well as a Giant grocery store and a gym/recreation center at O Street Market are just minutes away. There's also a great dog park two blocks away, and pets are welcome on a case by case basis. The living room has a new gas fire place and custom masonry for ambiance. The newly renovated, spacious bathroom features a rainfall shower and heated bathroom floors. The large, private back yard is a "second living room" oasis complete with shade, low maintenance plantings, and the option to grow your own herbs. The house has new wifi appliances (washer, dryer, dishwasher), new high efficiency HVAC system with smart thermostat as well as individual climate control in each room, and smart locks. Despite being a "cozy" size townhouse there is abundant built-in storage, including two coat closets, linen closet, pull-out kitchen cabinet, and a large pantry for chefs. Fios fiberoptic internet is available. The location could not be more convenient: Howard University Hospital and Georgetown University Law Center are both a 15-minute walk. The Shaw Metro Station on the green/yellow line is an 8-minute walk. The G2 bus stop to Georgetown and Capital Bikeshare Station are both a 2-minute walk. Street parking is abundant and free for one vehicle with a free permit from the city. Additional Information: The house is in a close community neighborhood where most people on the block know one another. The current set-up uses the main bedroom with a queen size bed as the primary sleeping area. The second, smaller bedroom has been used as a large home office (with a twin-size wall bed folded up for guests). We have been told by guests that the stairs are bit steeper than normal (they came that way!). We do not notice, but if you're older, have any mobility problems with stairs-- or have any pets that might have mobility issues with stairs-- you should consider that when applying. Also, there is an on site storage shed that is the size of a small garage. It is not large enough to park a car. The owner uses this space as storage currently, and before that it was perfect as a personal gym, but the owner will consider vacating it for tenant use for additional rent on a case by case basis.
