Lease terms

A 1-year lease is required for $2800 a month plus a security deposit of $2800 (security deposit is due at the signing of the lease). The signer(s) of the lease must provide a credit check, income verification and a background check. All pets including cats & small dogs must be approved by the landlord and will require an additional non-refundable security deposit and/or additional monthly rent (if approved). Tenant(s) will be responsible for all utilities and services required on the premises; Landlord will provide none. Tenant(s) will, at Tenant's sole expense, keep and maintain the Premises in good, clean and sanitary condition and repair during the term of this Lease. Tenant(s) shall be responsible to make all repairs to the Premises, fixtures, appliances and equipment therein that may have been damaged by Tenant's misuse, waste, or neglect, or that of the Tenant's family, agent, or visitor. Tenant(s) will also be responsible for maintaining and keeping up with all yard work including but not limited to mowing, trimming, pruning, edging, and keeping the yard free of leaves and debris.
